Lake Texoma set for major transformation with new master-planned community

Dallas, Texas – A $6 billion master-planned community is set to emerge on the shores of Lake Texoma, about 75 miles north of Dallas in North Texas. This ambitious project in Denison, Texas, involves a substantial land purchase and plans for a significant economic and recreational uplift in the region.

A Visionary Master-Planned Community

Developers have acquired a vast expanse of 3,114 acres to create a community that promises to reshape the landscape of Denison. Anchored by a $100 million Margaritaville resort, the project will encompass a plethora of facilities and amenities. The plan includes the construction of 7,500 new homes and apartments, various retail and dining options, and an upscale marina.

Construction is set to commence later this year, with a groundbreaking ceremony anticipated in late 2024. Although the completion date is yet to be announced, the project’s scale and vision are clear. Denison Mayor Janet Gott hailed the development as a “once-in-a-lifetime” opportunity, predicting a transformative economic impact on the region. “This development will reshape our entire region and provide a level of economic impact that very few cities will ever experience,” she remarked. She envisions Preston Harbor as a leading destination in the Texoma region, offering diverse housing options, lake access, recreational facilities, retail establishments, and job opportunities.

Margaritaville Resort as the Cornerstone

The Margaritaville resort, inspired by Jimmy Buffett’s iconic brand, is set to be a key attraction of Preston Harbor. Investor Dave Johnson, known for his involvement with the Margaritaville Lake Resort on Lake Conroe, will play a crucial role in developing this 250-room hotel and entertainment venue. Planned to be constructed in phases starting with a 35-acre peninsula adjacent to the Grandpappy Point Marina and Resort, the resort will feature its own restaurants, swimming pools, boating ramps, and residential bungalows and cottages.

David Craig, CEO of Craig International, highlighted the area’s natural beauty, including a 9.5-mile shoreline and 27 internal lakes, as factors that will contribute to making Preston Harbor a premier destination. The collaboration for this project includes the Choctaw Nation of Oklahoma, N9 Capital Partners, and Horizon Capital Partners.

Expanding Lake Texoma’s Appeal

Preston Harbor’s development comes as Lake Texoma is becoming an increasingly popular destination. A new Hard Rock hotel and conference center, developed by Oklahoma City developer Pointe Vista Holding, is also in the works across the state border. This 189-room hotel, part of a 2,700-acre master-planned development, is expected to open in 2026.

These developments signify a growing interest in the Lake Texoma area, with projects aimed at boosting tourism, recreation, and economic growth. As these ambitious plans take shape, they hold the promise of redefining the Texoma region as a major destination for residents, tourists, and businesses alike.
