Downtown Dallas to witness major redevelopment around Reunion Tower

Dallas, Texas – Hunt Realty Investments unveiled an ambitious $5 billion redevelopment plan for a 20-acre area surrounding the iconic Reunion Tower in downtown Dallas. This announcement, reported by The Dallas Morning News, marks a significant transformation for the city’s skyline and urban landscape.

Hunt Realty Investments, a Dallas-based firm, owns both the Reunion Tower and the neighboring Hyatt Regency Hotel. These landmarks, completed in 1978, have become synonymous with Dallas’s skyline. However, despite the prominence of these structures, much of the surrounding property has remained undeveloped. The firm’s new vision aims to revitalize this area with a mix of residential, commercial, and recreational spaces.

Central to Hunt’s plan is the construction of a dozen new high-rise buildings. These will include up to 3,000 apartment units, a hotel boasting between 600 to 1,000 rooms, 150,000 square feet of retail space, and as much as 2 million square feet of office space. A key feature of the redevelopment is a 3- to 4-acre park, which will offer a green oasis in the heart of the city. Additionally, the historic Union Station, located across the railroad tracks from Reunion Tower, is set for redevelopment.

This project coincides with the city’s plans to start building the $3 billion Kay Bailey Hutchison Convention Center next year, which will replace the existing aging convention center. The first phase of Hunt’s redevelopment is expected to support this new convention center with hotel, retail, dining, and entertainment real estate, along with affordable apartment options. Significantly, the project aims to provide housing for around 5,000 people, including 1,500 units of workforce housing, marking a major step towards urban revitalization.

This redevelopment represents a departure from previous plans for the Reunion area, which mainly focused on office towers. The new master plan, prepared by San Francisco-based architects Hart Howerton, reflects a more diverse and community-focused approach, promising to reshape downtown Dallas into a vibrant and inclusive urban hub.
